Назначение и цели создания (развития):

Назначение: автоматизация работ по заказу номеров и услуг; автоматизация работ по заполнению анкет; автоматизация процесса по отслеживанию свободных номеров; автоматизация процесса введения в базу данных новых клиентов и выдачи ключей от номеров; учет заказанных ранее и вновь услуг; учет недобросовестных клиентов; выселение из гостиницы.

Цель: улучшение качества обслуживания клиентов и повышение производительности труда персонала.

Требования к структуре и функционированию системы:

Подсистема работы с клиентом – запись нового клиента, редактирование информации о клиентах, выдача ключей от номеров; выявление не добросовестных клиентов; выселение из гостиницы.

Подсистема работы с номерами – заселение в номера; учет заняты, свободных и готовых номеров;

Подсистема работы с услугами – заполнение (редактирование) информации о услугах;

Подсистема работы с персоналом – запись (редактирование) данных о сотрудниках гостиницы.

Функции и задачи выполняемые системой:

Ввод, просмотр и редактирование информации о услугах;

Ввод, просмотр и редактирование информации о номерах;

Ввод, просмотр и редактирование информации о клиентах;

Ввод, просмотр и редактирование информации о сотрудниках.

Для работы пользователю необходимы базовые знания 1IK и образование не ниже среднего специального.

Вход в систему должен обеспечиваться только разрешенной группе пользователей.

Техническое задание на проектирование загородного отеля

ТЕХНИЧЕСКОЕ ЗАДАНИЕ НА ПРОЕКТИРОВАНИЕ ЗАГОРОДНОГО ОТЕЛЯ.

Проектируемый отель располагается в рекреационной зоне «Задонщина», в 800 м от берега реки Дон. Участок находится в смешанном лесе, характеризуется правильной прямоугольной формой, площадью 4 га равнинного вида характеризуется умеренной волнистостью. Высоты от 155 до 160 м. Место для строительства отеля планируется в северо-восточной части участка.

Характеристика здания отеля.

Здание отеля 2-этажное. Функционально здание состоит из следующих блоков: гостиничного, медицинского, ресторанного и конференц — зона. Общая площадь – не более 1 200 кв. м. Конструкция – каркас с заполнением. В качестве заполнителя возможно использование пенобетона, или другие современные материалы, обеспечивающие энергоэффективность здания не ниже класса «В» (годовое удельное потребление энергии на тепло не более 46-65 кВт ч/кв. м). Крыша должна иметь форму, исключающую локальное скопление снега и обеспечивающую его эффективное удаление. Предпочтительное стилевое решение — «русская усадьба». Требования к номерному фонду, техническому оснащению и общественным помещениям соответствуют категории 4 звезды согласно ПРИКАЗА Минспорттуризма РФ от 01.01.2001 N 35 «ОБ УТВЕРЖДЕНИИ ПОРЯДКА КЛАССИФИКАЦИИ ОБЪЕКТОВ ТУРИСТСКОЙ ИНДУСТРИИ, ВКЛЮЧАЮЩИХ ГОСТИНИЦЫ И ИНЫЕ СРЕДСТВА. »

Гостиничный блок рассчитан на проживание 60 чел в 32 номерах. В состав блока должны входить следующие помещения:

3. Purpose and main content of the work

The Customer instructs the Designer to perform a full range of works on the development of the Hotel Interior Design project based on the standards of the Accor Hotels operator and in accordance with the standards and norms in force in the territory of the Russian Federation and Moscow, taking into account architectural layouts, layout and structural features of the building, to premises and within the reasonable Target budget determined by the Customer, as well as to provide the Customer with the services of architectural supervision over the performance of work on the Design Project.

When developing a Design project, the Designer must take into account the requirements for fire safety.

The designer is obliged to carry out preliminary negotiations with the organization developing the project documentation for the capital repair of the building and agree with the design organization Design-project, in compliance with regulatory documents and requirements.

The designer is obliged to advise the project organization, to consider and agree on the design documentation, in part of the sections affecting the design of the premises.

The interior mission will cover interior design of Hotel for all premises open for guests and visitors, including, but not limited to:

Business-corner, waiting areas,

All bedrooms, including corridors and balconies

The design is made according the ___ concept, which is a non standard concept, the design is purpose-made and unique to this hotel.

Step 1 — Preliminary Design and Concept Design Project

The designer will study the relevant requirements for the Project: Location and general layout of the Object, architectural layouts, volume-planning and structural features of the Object.

The designer will take part in the preliminary meeting with the Customer and the General Designer in order to get acquainted with the project and provide explanations regarding the scope of the project, the application of design standards, functional requirements for premises, design constraints, work planning and the theme of the design of interiors.

At the Concept stage, the general direction of design is defined, the Designer prepares and coordinates with the Customer at least 2 (two) versions of the theme of the conceptual design of the hotel room and public areas of the Apart Hotel, is the color palette, selects samples of materials and carries out a preliminary design with 3-D visualization (4 rendering: 2 promising types of public zones + STUDIO number and drawings.

The result of the stage is an album with a presentation, which includes:

— Sketches of plans for public areas of the Hotel

— Design sketches of public areas of the Hotel

— Plans for guest floors, indicating the number and location of each type of room (the number of types of rooms for detailed development to be agreed with the Customer);

— Draft design of the guest room STUDIO, bathroom, guest corridor, including plans and sweeps of premises;

— Visualization of public areas and guest rooms of the apart-hotel, with the development of stylistics and color scheme of interiors, a preliminary selection of samples of decoration materials (so-called «moodboards»), the concept of lighting, development of the theme of navigation design and graphic design of the Aparthotel — at least 2 (two) variants of the topics.

— Correction of the documentation in accordance with the Customer’s comments

— Reconciliation of the Customer

On the basis of the agreed Concept and received comments, the Designer shall work out and agree with the Customer a preliminary design project for the entire Number of Rooms and Public Areas of the Hotel, i. e. plans and scans of Public Zones and guest rooms by types with arrangement of furniture, equipment and terminal devices of engineering systems. Depending on the type and size of the room, the designer works out the zoning according to the following sequence: entrance hall, living room (1st level, if applicable), bedroom (2nd level, if applicable).

At this stage, the second face-to-face meeting with the Customer is held for the final approval of the concept. All other joint discussions during the development of the project are conducted in the format of teleconferences, electronic correspondence, individual meetings of representatives of the Designer and the Customer.

The result of the stage is:

— Plans and scans of the Public Areas of the Hotel with the indication of the types of finishing, arrangement of sanitary equipment, built-in furniture, MPO and O, arrangement of lighting devices, electrical terminals, etc. with references (scale 1:50);

— Intermediate plans and sweeps of guest rooms of all types, including mansard rooms, indicating the types of finishes, placement of sanitary equipment, built-in furniture, MPO, lighting arrangements, electrical terminals, etc. with references (scale 1:50);

— Tablets with samples of color stains and finishing materials by zones;

— Preliminary specifications for finishing materials;

— Preliminary specifications of M & E;

— Correction of the documentation in accordance with the Customer’s comments;

— Coordination of the Customer.

Step 3 — specifications of furniture and equipment (detailed drawings and specifications)

On the basis of the agreed Conceptual Design Concept, the Designer shall work out and coordinate with the Customer a Detailed Design of all the premises of the Hotel, i. e. plans and scans of public areas and all types of guest rooms with finishes, furniture, sanitary equipment and accessories, furniture details, specifications, lighting in a volume sufficient for the production of finishing works, ordering or manufacturing of the corresponding products.

The result of the stage is:

— Plans for finishing all types of rooms and public areas Hotels with placement of built-in furniture and MPOiO in scale 1:50;

— Floor plans of all types of rooms and public areas of the Apart-hotel with the finishing materials of the floor, rapids with snapping in scale 1:50;

— Plane ceilings of all types of rooms and public areas of the hotel, indicating ceiling swings, finishing materials, curtain rods, installation of lighting devices, terminal systems of engineering systems, with snapping in scale 1:50;

— Development of all types of rooms and public areas of the Hostel with the indication of finishing materials of walls, doors, windows, wall-mounted MPO and installation of lighting devices, terminal devices of engineering systems, with snapping in scale 1:50;

— Detailed drawings and specifications of built-in furniture, made to order in an approximate composition: 1 type of beds (Zip & Link in agreement with the customer), 1 type of sofa, 3 types of tables, 2 types of wardrobes / wardrobes for room stock, kitchen furniture for the hotel stock; reception desk, sofas / furniture in the hall, a specification for buffet equipment, etc., with built-in outlets where applicable.

— Detailed specifications for finishing materials (including finishing and cladding coatings, carpeting, fittings, sanitary equipment and bathroom accessories, built-in lamps, cornices, etc.);

— Detailed specifications of the MPO and indicating the exact characteristics (size, color, etc.) or the manufacturer and the article, including photographs of furniture items selected from manufacturers’ catalogs, types of fabrics, art objects, etc.;

— Complete specifications of electrical terminals and electrical design (sockets, switches, etc. — in conjunction with the Customer’s electrical engineer);

— Details of internal doors with hardware specification;

— Architectural details of the finishing elements (scale 1: 10 / 1:20);

— Navigation plan and general requirements for the design and layout of signage and signage;

— Final lighting project (documentation in 1: 50 scale with type of lamps, luminaires, calculation of light intensity, recommendations for light control and wiring);

— Correction of the documentation in accordance with the Customer’s comments;

— Coordination of the Customer.

— Preparation and verification of documentation and specifications for tenders for interior finishing, built-in furniture, MPO and others.

At this stage, all decisions of the Designer associated with the choice of finishing materials and elements, furniture, equipment and decoration, affecting the economic component of the project and the potential change in the cost of finishing work are necessarily agreed with the Customer.

The designer provides documents in 4 copies in paper form and in electronic version in the following formats: drawings in. dwg and. pdf format, text documentation in Word format, Excel spreadsheets, graphic images in. tiff or. jpeg format.

The designer carries out the author’s supervision over the execution of the finishing works of the model number and the hotel and monitors the quality of the work performed on the site during the validity period of this Agreement.

The designer compiles reports on the results of inspections on the Site and informs the Customer about any deviations detected as a result of the inspections.

The designer conducts final inspection / supervision after correcting the defects after completing all the finishing works of the Hotel and installing / arranging the MCO and OO, and submits to the Customer a corresponding written report on the author’s supervision.

If there is any discrepancy between the design project and the physical parameters of the historic building or other obstacles to the performance of the Works in accordance with the design project, the Customer has the right to send to the Designer a written request with a description of the problem and, if possible, options for its resolution. The designer has to consider this request within 5 (five) working days and make a decision on solving the local problem and / or make changes to the interior design documentation to fix the corrected solution and to prevent the occurrence of a similar problem in the future.

The customer also has the right to send to the designer for coordination some sketch decisions concerning zones / systems not included in the work under this agreement, but requiring additional aesthetic evaluation at the request of the Hotel Operator.
